Priory Farm Fishing Lakes offer superb coarse and carp fishing on our three lakes, well stocked with crucian carp, roach, perch, tench, rudd, bream, and of course our stunning carp of 20lb plus.

Situated in superb surroundings in the heart of Surrey yet a mere 20 miles from Central London, Priory Lakes is a members only fishery meaning the lakes remain under fished and the quality of our fish is always second to none.


Fishing at Priory Farm lakes is available through membership only. Only a limited number of memberships are issued each year.

From just over 40p per day you could experience year round fishing on three well stocked coarse fishing lakes set in stunning, unspoilt Surrey Countryside, only 20 miles from Central London.

We have decided to take this approach in an attempt to maintain the quality of the fishery and the fish and to provide a quiet, tranquil setting for our anglers.

Documentation may be asked for to confirm eligibility to the membership being applied for.

Members are responsible for their key to the fishing gates and any lost keys will be replaced at a charge of £20.00.

  • Members may bring guests throughout the year.
  • A maximum of two guests per day per membership card are permitted.
  • Members only can purchase tickets at £15.00 (incl. VAT) online here
  • You will receive an ‘e ticket’ via email which needs to be brought with you to fish.
    No guest may fish without an e ticket.
  • No guest may fish without displaying their ticket.
  • Members are responsible for ensuring that guests know and abide by the fishery rules and hold a valid rod licence.

Night Fishing Rules:

  • Noise and light must be kept to the minimum at all times.
  • Cars must only be parked in designated car parks.
  • Members may bring a guest at a cost of £35.00 (incl. VAT), pre-bookable online here. They may arrive any time after 9.00am but must be off the premises by 9.00am the following day, or purchase further tickets.
  • No spectators.
  • Junior members must be accompanied by the adult member holding the Family
    Membership Card at all times.
  • Night fishing is on Priory Lake and Hogtrough Lake only.
  • Maximum of 5 anglers on any one night.
  • Priory Farm reserves the right to cancel this option at any time.

Here at Priory Farm Lakes, we take the welfare of our fish and general care of the environment very seriously. The rules detailed below are designed to ensure these principles are adhered to. All members and guests are asked to familiarise themselves with the Fishery rules at Priory Farm prior to fishing. We will not tolerate any infringement of our rules and any angler found doing so will forfeit his/her right to fish at Priory Lakes, without refund.

Final ruling on all matters rests with the management of Priory Farm.

  • All Anglers must stay within the perimeter of the lake and car park.

  • No fishing without a current membership card.

  • Membership cards must be displayed on the hook provided at all times.


  • Gates must be kept locked according to membership details.

  • Hemp, boilies and ground bait may be used in moderation to avoid pollution.

  • Braided line cannot be used

  • A National Rod Fishing Licence must be held and carried at all times.

  • All fish caught must be returned to the water alive.

  • Unhooking mats must be used at all times.

  • Use of lead weights – NRA rules apply.

  • Floating bait may be used, but particular care must be taken not to hook water fowl.

  • Keep nets only allowed during matches and must be a minimum of 8 ft.

  • Surplus bait must not be discarded into the water.

  • No wading.

  • Fishing is allowed from the marked pegs only. One angler per peg.

  • Only one rod is permitted in the water at a time on Hungerford Lake. Two rods may be used on Priory Lake and Hogtrough, and bait runner reels must be used.

  • Bait boats may be used but not across other anglers swims.

  • Tackle must be withdrawn from the water if unattended.

  • Litter in the vicinity of the angler’s peg is considered his/her responsibility.

  • No dogs, radios, fires or firearms are permitted.

  • Only one spectator may accompany each angler.

  • Cars must be parked in authorised car park only – not in Gate 3 (Sandy Lane Lambing Barn Gate) car park.

  • Any fish disorders should be reported to the Farm Office.

  • Members may teach juniors under the age of 12 how to fish by sharing a peg. Only one rod may be used.

  • Any member under 16 must be accompanied by the adult member holding the Family Membership Card at all times.

  • The “Method” style of fishing with free running frame feeders is allowed at the discretion of the Bailiff.

  • No fixed lead coil leaders.

  • Guests must be accompanied by an adult member at all times.


Priory Farm reserves the right to close the lakes at any time. Pumps may be run periodically to irrigate crops. No responsibility will be accepted for loss, damage, injury or death etc., however caused. From time to time, the surrounding area is used for corporate entertaining.

Care of Fish Stocks

Great care must be taken when handling fish. It is advisable to return your catch in the landing net or at very least close to the water. Do not just throw them into the water, this may cause the fish to dive deeply and risk damaging themselves on the rocks close to the edge. Never handle fish with a dry cloth as this will remove their protective slime. Please do not swing in fish of 6oz or more as this may result in damaged lips and barbless hooks only please. Remember the fish are there for your sport and enjoyment – dead and dying ones are not!

Opening and closing times: sunrise to sunset

Would all members and guests please observe the following rules:

  • all anglers must be off the premises before dark
  • no entry before light, unless holding a night fishing ticket
  • in consideration of local residents, please keep noise to a minimum at all times
  • the Priory and Hogtrough Lake Road Gate must be kept locked at all times
  • the Hungerford Lake road gate must be kept locked when the Plant Centre is closed
  • be aware of the alarmed area around the plant centre when using the toilets

Priory Farm Angling Club runs an active match fishing calendar. Members are always welcome to any of the matches throughout the season.

Match Details

  • All matches will meet at 8am.
  • Draw 8.30am.
  • Fish 10.00am – 1.00pm, 1.30pm – 4.30pm. PRE BOOK-ONLY
  • Please just turn up at 8.00am – all welcome– run on first come first served basis.
  • On Match Days the Lake will be open to all members for pleasure fishing.
  • A member fishing any of the matches will automatically be included in the Championship.
